What Greenville County’s Top School Zones Actually Cost You

Buyers

New Redfin data is out, and it’s great news if you’re house-hunting in Greenville: buying into a top-rated school zone here won’t wreck your budget the way it will almost everywhere else in the country.

The National Picture First

Redfin analyzed home sales from January through June 2026 across 81 U.S. metros, matching prices to public high school boundaries. The headline number: the typical American home in a highly rated school zone, defined as a GreatSchools rating of 8 or higher, sells for $580,000 versus $430,000 for a typical home overall — a 35% premium.

Affording that premium home takes a household income of $159,157, about $71,000 above the median American income. Some metros make buyers pay dearly for it. Philadelphia’s premium runs nearly 94% — a $600,000 school-zone home against a $310,000 metro median.

Greenville Is One of the Best Deals in the Country

Here’s why this matters for our buyers: Greenville landed among the smallest school-zone premiums in the entire Redfin study, at just 7.8%.

The reason comes down to supply. About 46% of Greenville County’s school zones carry a highly rated GreatSchools score, compared with just 30% nationally. When good schools are common instead of scarce, they’re not concentrated in a handful of ultra-exclusive neighborhoods — they’re spread across a wide mix of price points, including plenty of ordinary, affordable subdivisions.

That keeps the school tax on home prices low. Compare that to a market like Philadelphia or Little Rock, where good schools sit almost exclusively in one or two ZIP codes. Scarcity drives the premium up — or, in Little Rock’s unusual case, flips it into a discount because the priciest neighborhoods happen to have lower-rated schools.

What This Means for Greenville County Buyers

Families chasing schools like Riverside, Eastside, Mauldin, J.L. Mann, or Greenville Senior High Academy don’t have to blow past what a typical Greenville home costs to get there.

Nationally, only 13% of listings in top school zones are affordable to a median-income household. Here, with nearly half the county’s zones rated highly, buyers have real room to find a home in a great district without stretching into the top of the market.

That’s a genuine selling point for Greenville versus most of the country — and it’s worth putting in front of every relocation client who assumes good schools automatically means unaffordable.

The Bottom Line

If you’re weighing school zones as part of your search, Greenville rewards you far more than most metros do.
